All facilities are available from 6am to 10pm.

All facilities are available for residents to use excluding the Dining room when it is booked out. Signage on this room will reflect this.

Garden BBQ Guidelines

The garden BBQ is a communal BBQ to initate community and socialising. This BBQ can be used at any time by all residence. To enter the garden BBQ area go through the Lounge or Library, pull the pins up on the glass sliding doors.

Should another resident be using the BBQ please share the BBQ if the entire BBQ is not being used, please wait patiently for the resident to finish cooking if they are using the entire BBQ.

How to operate the BBQ

  1. Turn the isolation switch to the on position under the BBQ
  2. Place a little water in the fat tray below the grill plate (1 inch of water approx.) 
  3. Put your finger on the main on/off heat censored button (bottom right side)
  4. Select which plate you want to turn on by touching the on/off power symbol, left plate is the top controller and the right plate is the bottom control.
  5. Touch the + heat to the desired temperature or the – heat to reduce the heat
  6. To switch off press the on/off button. Please turn of the isolator under the BBQ when finished.

BBQ Rules

Please ensure you clean the BBQ after every use- alternatively you can use a Hygiene BBQ mat that is highly recommended. This can be purchased from all Bunnings and BBQ stores.

If a fire happens In the BBQ turn the power isolator under the BBQ to the off position and close the BBQ till the fire goes out. Use a fire extinguisher if needed, this is located in the foyer

BBQ area closes promptly at 10pm every night. Please ensure that you are cleaned up and are out of the area by 10pm sharp.

Gym Conditions of Entry

  • The gym opens at 6am and closes strictly at 10pm
  • Personal gym towels must be used at all times
  • For security reasons please ensure no valuables are left in the storage areas
  • Please wipe down equipment after use
  • Music must be contained to your personal earphones only
  • Persons under the age of 16 must be actively supervised by an adult
  • No children under the age of 12 permitted in the gym at anytime
  • Appropriate clothing and footwear must be worn at all times while using the amenities
  • All equipment and furniture is to be returned tidily to the appropriate location
  • No food is permitted in the gym at any time

Pool  & Sauna Area – Conditions of use

 

To create a safe and fun environment residents and guests are asked to:

  • Shower thoroughly before entering the pool
  • Ensure that suitable swimwear is worn at all times and do not swallow pool water
  • Avoid the use of offensive language or behaviour
  • Please follow all staff instructions and have fun!
  • 1 guest swimmer per apartment is permitted
  • Children under 16 years old must be accompanied
  • Children under 10 years old must be actively supervised by an adult over the age of 16 years old
  • Children under 5 years old must be accompanied into the water and remain within arms reach of an adult. Swimmable nappies are required to be worn by children that are not toilet trained.
  • Please observe all signage within the facility and please note the following rules apply:
  • No smoking – No diving – No Balls – No running – No Glass – No Alcohol – No Drugs – No photography (including video and mobile phone cameras) without prior management consent
  • Heated and Chloride water environment; if you are concerned that it may adversely affect you, it is your responsibility to seek medical advice. Never put your head under the water.
  • Do not use the spa pool area while under the influence of drugs or alcohol (certain medications may produce adverse effects)
  • It is safer not to use the pool alone.
  • No Glassware is to be used in the pool area.

Please acknowledge that when you are on the premises, both your property and personal wellbeing shall be at your own risk and responsibility.

The owners corporation or it’s appointed contractors are not liable for any personal injury or loss of property. Please behave respectfully and take responsibility for your actions.

Sauna 

Please sit on your own personal towel at all times.

No grooming or shaving permitted at any time. 

No water or oils permitted on the heating rods at any time as this is a dry sauna only.

It is recommended that 15 minutes maximum use intervals.

If you feel unwell in the heated room exit and call for help.

Dining Room Guidlines

You must be registered resident on the website  www.opera450.com.au  to place a booking. To register for your account please click here.

Once your booking is confirmed you will have the dining room and kitchen available for the day you have booked the room for, from 6am to 10pm.You must be out of the room by 10pm sharp.

Staff will place a sign on the door that the room is booked out on the morning of the booking. They will also take a photographic record of the rooms condition pre the room booking.

Concierge will come to inspect the room at 10pm sharp to ensure the room is clear and clean with no damages. You must vacate the room and kitchen by this time in order to close off the booking for the room on that day.

The room must be returned in the same condition it was when your booking commenced.

Please note there is no fee for booking this room. If the Dining room and kitchen have been damaged in any way or is not cleaned the Owner’s Corporation will bill the lot owner for the cleaning and any damages.

Dining room bookings are limited to 2 bookings only per year, per lot This enables  fairness of the shared facility. All residents may use the dining room at anytime if there is no booking.

Should you wish to book the dining room more that twice a year your booking may be rain checked for another time, if a resident who has not had an opportunity to book the dining room wishes to book in.
